Nashik: The Nashik Municipal Corporation ,nmc) has started valuation of over 1 lakh residential properties in the city for the purpose of levying additional charges property tax,
During a similar survey conducted about a few years back, several properties with over-constructions permitted by the civic body were detected.
Besides this, the civic body had also found a change in the use of residential properties. Some residential properties were found to be used for commercial purposes with the consent of NMC.
Speaking to TOI, an NMC official said that they have already started valuation of the properties. “Once the assessment is completed, notices will be sent to the owners, asking them to submit their replies/objections regarding the additional construction and why the additional tax should not be levied,” the official said.
“The valuation of about 80% of the total properties has been completed so far. It will take about a fortnight to complete the evaluation of the remaining 20% properties”, said the official.
We are expecting that the evaluation will be completed by the first half of August. Once the evaluation is complete, we will start issuing notices from the second half of August. If the owners don’t register their objections, we will impose additional property tax,” the official said.
As per the norms, the NMC levies property tax on residential and commercial units according to the built-up area.
Properties are taxed after the Building Completion Certificate (BCC) is issued to new properties by the town planning department.
The civic body has also launched a drive to recover dues from big property tax defaulters – those who owe more than Rs 2.5 lakh – since July 15.
The defaulters will be given an ultimatum of 21 days to make payment, failing which the civic body will initiate the process of confiscating the properties.
