Nagpur: No settlement in five years, 470 buyers of Anandam World City crying out for amenities

NagpurDeveloper of : Anandam World City Assignment or Project – Goldbricks Infrastructure Pvt Ltd – has allegedly not executed conveyance deed with six housing societies having 470 flat owners though these societies were registered five years ago.

Flat owners allege that the developer has failed to deliver even the key amenities promised through the plan brochure 10 years ago.

TOI reported on December 27 how flat owners there faced a severe water crisis after the developer disconnected the supply from a well. “The developer ‘advised’ us to file a Public Interest Litigation (PIL) against the Nagpur Municipal Corporation (NMC), but did not restore water supply,” said flat owners.

Flat owners claimed that they were facing severe inconvenience due to developer’s failure in many cases. “The housing societies of the six towers were registered under the Maharashtra State Cooperative Societies Act-1960 in 2018. As per the Maharashtra Ownership of Flats Act-1963 (MoFA), it is mandatory for a developer to execute the conveyance deed within four months of the registration of the society. , These societies have been formed under the provisions of MOFA, yet the developer has not executed the conveyance deed till date. We raised this issue two years ago with the Maharashtra Real Estate Regulatory Authority (MAHARERA), Mumbai. The complaint has been filed by Anandam Tower-A Cooperative Housing Society and Anandam Tower-B Cooperative Housing Society. The flat owners have also named Godrej Properties Ltd as a respondent in the complaints.

Prateek Saraogi of Goldbricks Infrastructure said, “We have already started the process of conveyance deed for the underlying land of the tower and the process will be completed in due course of time.”

This is the first step that a developer has to ensure. Hence, we are yet to get our ownership share in the flat scheme, despite the buyers getting possession of the flats since 2013.

The flat owners alleged that the developer is yet to give them copies and documents of environment clearance, groundwater extraction permission etc. “Attractive brochures and other attractive advertisements were published to lure potential buyers by making several promises and assuring of bountiful amenities. Many of the facilities that were to be made available in the city have not yet been developed. It was the duty of the developer to provide club house facility with swimming pool. Despite this we were asked for money. So far we have not got these facilities.

Saraogi added that the work on the club house and amenity space is going on in full swing and can be seen at the site.

The flat owners allege that the developer demolished the water fountain area and paved it despite assurances not to do so. “The developer had shown pictures of water fountain areas in the brochure. Other amenities promised were CCTV in the entrance plaza and the entire surrounding area, Sunrise Deck, Trivia Court, Badminton, Tennis, Tree Court, Pavilion, Planters, Pergola, Kids Zone, Amphitheater, Little Forest Zone, Landscaped Trees, Commercial Plaza, tree groves, cricket pitch, concrete stone seats, wooden deck, facilities area. Most of these facilities are yet to be developed,” he said.
