Pune: Deputy Chief Minister Devendra Fadnavis Said the state government was planning to introduce a single-window system for approval of housing projects going for redevelopment and implement the self-redevelopment order issued in September 2019, when he was chief minister.

Of the nearly 1.20 lakh registered cooperative societies and over 80,000 apartments, around 60,000 units are more than 30 years old and are likely to go for redevelopment.

Fadnavis told TOI on Monday that the single-window system would start soon. “This will help societies that are 30 years old to start working on self-redevelopment,” he said. The single-window system was part of an order issued by Fadnavis in 2019 when he was the chief minister.

In October too, he had said that the earlier order issued in 2019 would be implemented in letter and spirit as sought Maharashtra State Cooperative Housing Federation (MSCHF).

Members of the federation said that the government resolution issued in September 2019 on self-redevelopment of housing societies has remained on paper. MSCHF vice-president Suhas Patwardhan said that they were demanding an easier process as they wanted the issue related to funding of these societies to be resolved.

The directors of the state federation are planning to meet Fadnavis and request him to implement the September 13, 2019 order that allows cooperative housing societies to self-redevelop with additional floor space index and TDR benefits, interest reduction Provides benefits for Rate on loan and single window system.
Advocate Shriprasad Parab, Expert Director, MSCHF said that self-redevelopment of housing societies was the need of the hour to provide affordable housing in cities MumbaiThane, Pune and Rest of Maharashtra.

“The self-redevelopment will help the members of the housing society to not only avail bigger flats but also opt for latest amenities,” he said. Checks are made for any deficiencies or anomalies, which can then be corrected. The single-window system will help one department to pay the required fee, which will be linked to other departments.

“The above system will provide transparency, fairness, system of good governance, ease of doing business and speedy development of the city as well as safeguard the fundamental right of the citizens of clean environment,” he added.
