Jaipur: To attract high end buyers in Jaipur, the Rajasthan Housing Board ,rhb) has decided to build luxurious independent houses and luxury flats with Central Park and club houses, swimming pools and commercial stores Pratap nagar,
However, the board has also decided to sell 2,235 unsold flats in various projects built in the last 10 years at a 25-50% discount to accommodate this project.
“It is a good idea to give discount on Minimum Bid Price (MBP) to attract customers. These are dead stocks we have and it is a good idea to clear them for investing in future projects. Pawan AroraHousing Commissioner told TOI.
In June 2019, there were approximately 20,000 residential Housing Board units which remained unsold for almost 15 years. However, in the last 18 months, the board had managed to sell over 16,000 flats, most of them offering huge discounts.
“Giving huge discount on MBP does not mean that the government is losing out on revenue generation. For example, we have given a 30% discount and the MBP for a flat is Rs 10.50 lakhs. It became so attractive to bidders that we finally managed to sell it for a little over Rs 17 lakh.
As per the plan, RHB will construct 167 independent houses along with a central park and a club house on Rana Sanga Marg near Dwarkapuri Circle in Sector-28 in Pratap Nagar. These houses will be built in three different sizes – 135, 112.50 and 98 square metres. In addition, RHB has decided to construct 56 luxury 4BHK flats, 168 3BHK flats, 112 4BHK flats and 168 3BHK flats in the four towers planned at the same location.
“Though these are luxury flats, we are going to keep the rates affordable. Most important, unlike private developers, we will keep the super built-up areas to a minimum so that the cost becomes affordable for the buyers,” said Arora.
