Pune: The civic body has decided to work in tandem with the Maharashtra State Electricity Distribution Company Limited.MSEDCL) Detection of illegal use of residential properties for commercial purposes.
Pune Municipal Corporation ,PMC) has sought details of commercial electricity meters installed across civil limits from the State Electricity Board.
“In the campaign, we will target residential properties that are being used for commercial purposes but are paying tax at residential rates. Property owners will be charged additional tax as well as penalty as per law.” Ajit DeshmukhHead of PMC’s Property Tax Department.
According to PMC officials, the civic body this week carried out a drive in Dhayari and penalized properties that were being used for packaging, engineering works, food joints and other activities.
A civic official said, “Some violators had to pay three times the property tax. We collected an additional tax of Rs 50 lakh from these establishments.”
The PMC had appealed to the occupants of the properties for voluntary declaration of commercial use of residential properties.
“The civic body has appealed for voluntary declarations from those found flouting rules, but only a few have come forward,” the official said.
The PMC also plans to collect additional property tax from occupants and owners of wadas and other properties that have been converted into food joints.
A circular was issued in this regard by the PMC commissioner. Vikram Kumar, The circular said, “Many illegal food shops operate from residential properties. The owners have not taken any consent from the building permission department for change of use. Users will have to pay three times the property charges as per legal provisions ” ,
Change of use for other commercial establishments like beauty parlours, clinics, offices or tailoring shops is also under scrutiny, said PMC officials.
“As per estimates, around 80,000 to 1 lakh properties are on the radar for such changes in civic limits, including the 34 merged villages,” said a civic official.
