Shri Ram Institute has already shared the sealed test reports of towers A, B, G and H of Sector 109 residential society with the district administration, which has forwarded it. IIT-Delhi To analyze and recommend whether structures are suitable for habitation or not.
Officials said the report would be made public soon to decide the future course of action. For two other towers C and J, the district administration has directed the institute to submit the audit report within a month.
It has already declared D, E and F towers unsafe for residential areas IIT-Delhirecommendations. The process of compensation payment is going on under the supervision of the Deputy Commissioner. Nishant Yadav, the creator, Chintels IndiaRecently, it claimed to be a “final offer” to the residents of these three towers to opt for compensation or get their flats repaired or reconstructed.
Yadav said, “The report submitted by the institute has been shared with IIT-Delhi for their recommendations. Once their comments are received, we will decide on further course of action in this regard.”
Meanwhile, the RWA members claimed that the process of structural audit is going on at a turtle pace and even the process could not be completed even after more than a year.
The developer has offered to pay an all-inclusive compensation of Rs 6,500 per sq ft to the residents of towers D, E and F and refund the stamp duty amount along with the cost of interior work. As a second option, Chintels has offered to repair and/or reconstruct the towers based on the recommendations of the Central Building Research Institute, whose audit report is awaited.
Meanwhile, Additional Deputy Commissioner Hitesh Meena met flat owners of towers E and F and asked them to vacate the flats within 15 days and share their concerns by Friday on handing over the possession to the developer. The flat owners expressed dissatisfaction over the settlement offer put forward by Chintels.
On Monday, the DC issued an order asking the residents of Towers E and F to vacate their flats within 15 days. He appointed District Town Planner (Enforcement) Manish Yadav as the nodal officer to execute the order issued under Section 144 CrPC and get the flat vacated. However, the residents have sought three months’ time to vacate the two towers.
This was the fourth time Yadav ordered the vacation of the flats after a structural audit report by IIT-Delhi in January found them “unfit” to live in. The audit was ordered in February last year after living rooms of five flats in Tower D collapsed, killing two residents.
