Lucknow: The UP Housing Department has issued a notification allowing the establishment solar panels on the roofs of houses. All properties, including residential, commercial and institutional buildings and units, will be exempted.
The order circulated among 29 development authorities states that rooftop solar panel installation up to 4.5 meters will not be counted towards the height of the building. The height of the building will be calculated according to the usable area and not according to the tallest structure on the roof.
Additional Chief Secretary, Housing Department, Nitin Ramesh Gokarn recently shared the order with vice-chairmen of development authorities, housing commissioner and chairmen of special development authorities in the state for implementation.
Indramani Tripathi, vice-chairman of the Lucknow Development Authority, said that the owners of plots up to 200 meters are being given an FAR of 1.75. “Similarly, different FARs are applicable for other property segments as per the size of the plot. Exemptions will also be given for other developments,” Tripathi said.
Officials revealed that the 2008 bye-laws allowed only one-third of the roof space to be used for the installation. solar panels, stair head, storeroom, room or other structures. “Apart from the FAR calculation, the area under solar panels can now be used,” said the official.
