Registry of 4,000 flats in 20 projects stuck in Greater Noida, ET Real Estate

Noida: Nearly 4,000 flats in 20 group housing projects yet to be registered in the names of buyers, officials Greater Noida Industrial Development Authority (GNIDA) said on Friday.

This is despite the developers paying their dues to the authority and getting approval for the registries.

Authority warns developers of action UP-RERA Act and issued a public notice detailing the flat registry requirements for these projects. “Measures have been taken by the Authority to facilitate the buyers in obtaining the registry. For example, provision was made to execute the registry in the name of the buyers. But many builders continue to display negligence in this regard.” GNIDA chief executive officer Ritu Maheshwari Said.

The authority’s list shows that there are two projects where more than 500 flats are yet to be registered. In four other projects, the pending registries are between 300 and 500, and in five more, the figures are 100-300. Most of these societies are located Greater Noida West,

On Friday, 75 flats were registered in these projects.

According to officials, there are several reasons for non-receipt of registries. Apart from the delay by the developers, some landlords have not come forward for the process due to payment disputes with the developers. He said unsold flats could be another reason as their registries have not been sought.

Anuj Chowdhary, director of Panchsheel Buildtech, whose project is listed in Sector 16, said registries are pending in some cases due to payment disputes with buyers. “Plus, there’s unsold inventory,” he said.

Chandrakant of SJP Hotels & Resorts – the Etah 2 project also figures in the list – said all the registry work would be completed in a month. He said that as buyers keep coming forward, their flats will be registered accordingly.

The participation of the developer is also necessary for the registry of the flats. Their representatives have to complete the paper work at the sub-registrar’s office, and after getting the approval, they call the home buyers to finish the registry process.
