Residents of Noida: Supertech Ecovillage 1 in Uttar Pradesh Greater Noida West Sitting on an indefinite strike to protest against the lack of basic facilities.
The demands of the protesters include better electricity infrastructure with equal rates Noida Power Company Limited (NPCL) For augmentation of power load per kWh when required by residents, cleaning of basement drainage to avoid flooding during rains, completion of car parking and rationalization of higher charges for covered parking.
The residents also demand lift audit, proper drainage system and STP construction and implementation of authority policy regarding pets and stray dogs in the premises.
The protest, which began on April 23 over 10-point demands, has turned from bad to worse in the last few days with two additional points.
In particular, the power rates are equal to NPCL Increase in per kilowatt and rationalization of higher charges for covered parking.
While the builder says negotiations were underway for another ten demands, two additional demands were not part of the initial talks and the financial implications require further investigation.
“currently, supertech 29500/- (including GST) for power augmentation of 1 KW but if we compare it with NPCL, NPCL charges only Rs 110/- for power augmentation of 1 KW. we demand it supertech Charges as per NPCL rate,” said resident Shailendra Gupta.
However, Nitish Arora, director, Supertech Group, which handles the Ecovillage 1 complex, told TOI that this is not a reasonable demand.
“NPCL has been able to provide Rs 110 per kWh power surge as all power infrastructure is available and provided by the authority. Whereas we have to provide the same infrastructure of transformer, back-up etc. in our own account. Nevertheless, I sat with a group of residents in an earlier meeting and offered to reduce the fee by 40% and make it Rs 15000 + GST from the earlier Rs 25000 + GST,” said Arora.
The second demand for rationalization of covered parking rates is also opposed.
“The residents have demanded that, for converting from open parking to covered parking, only 50000/+GST should be charged, as was the case 3-4 years back. But the builder is charging around Rs 5 lakh,” said Vijay Chauhan, another resident and protester.
“It is not possible to offer additional covered parking for Rs 50,000. Covered parking is related to the Common Area Maintenance (CAM) portion.
“For both the cuts, I had to get my Supertech board’s approval,” he said.
