Chandigarh: The Chandigarh Housing Board ,chb) has not yet registered itself as a promoter of the much-delayed Sector 53 housing scheme and the Real Estate Regulatory Authority (RERA) – a mandatory condition – which means the project launch is likely to be delayed further.

chb The board of directors had given the go-ahead to launch the scheme in February. Since then, CHB officials had said that the project would be launched in April. The brochure, terms and conditions were finalized last month.

Stating that the CHB has started the process for registration, Yashpal GargCHB CEO said, “CHB will apply for RERA registration within a week.”

As per the Real Estate (Regulation and Development) Act and the National Capital Territory of Delhi Real Estate (Regulation and Development) (General) Rules, 2016, it is mandatory for a promoter including a government agency to be registered with RERA and open a real estate to the public The project should also be registered with it before offering the project.

Chandigarh The real estate sector comes under the jurisdiction of RERA NCT Delhi.

The launch of the Sector 53 housing scheme has been delayed for several years now. The scheme could not be launched in 2018 as a demand survey revealed that there were not many takers for the scheme due to the high cost of housing units.

There were plans to construct 492 flats under the scheme, only 178 applications were received in the demand survey. The cost of one bedroom set was Rs 86 lakh, 2BHK cost Rs 1.28 crore and 3BHK cost Rs 1.5 crore.

In March 2020, the board canceled the plan in Sector 53. However, the officials were asked to consider devising a new low-cost scheme.

For the revival of the scheme, the CHB dropped the plan to construct 100 one-room flats. Under the revived scheme, the CHB is now planning to offer 340 flats across three categories – 192 three-bedroom, 100 two-bedroom and 48 two-bedroom EWS flats. Flats will be offered at Rs 1.65 crore for three bedroom, Rs 1.40 crore for two bedroom and Rs 55 lakh for two bedroom EWS.
