Coimbatore: Housing Minister S Muthusamy said on Sunday that the state government would soon demolish the apartments which were in a dilapidated condition and were built years ago Tamil Nadu Housing Board ,tnhb), and replace them with new ones.
Speaking at a conference organized here by the Construction and Real Estate Industry Coalition (CRIC), he said he had identified 60 dilapidated apartments with 10,000 dwellings across the state. “We are taking steps to demolish them and build new ones.”
Muthusamy said the government would also demolish the apartments built by TNHB under the self-financing scheme and build a new structure. “There are 12,000 such dilapidated dwellings in the apartment. The residents have already evacuated them. Though the government has no role in the self-financed scheme apartments, we are taking up this work as the chief minister has asked us to do so.”
On the request of CRIC members, the minister said that the state government would give six months time to regularize the disapproved layouts. “But beyond this no provision shall be made for regularization of the rejected layouts. In future, there should be no rejected layouts. You should ensure this,” he told builders and real estate developers attending the conference.
He also asked them to ensure that there is no deviation from the building plans approved by government agencies. “In Chennai, we have sealed 11 buildings which were found with serious deviations.”
On another issue raised by the builders, Muthusamy said the government is also planning to revise the guidelines of the Hill Area Conservation Authority to regularize the area being covered under the authority. We have sought views from the district collectors in this regard.
To a complaint that the 60-day single window system for granting building plan approvals was not working properly, Muthusamy said there were some teething bottlenecks which were causing delays at some places. “Everything will be streamlined soon.”
Later in the day, he chaired a review meeting at the District Collectorate with Collector Kranti Kumar Pati and Corporation Commissioner M Pratap regarding the demolition of 1,488 dilapidated housing board houses. Singanallur and Sauripalayam. Muthusamy said the demolition work would start soon at both the places.
