GurugramChintels, the developer of Paradiso – where two residents died in a vertical collapse of five-floor living rooms in February last year – has written to the district administration after the fourth re-evaluation of flats in Tower D, where the accident took place .

Ranging from Rs 5,200 per sq ft to Rs 6,900 per sq ft, the valuation of flats by a team appointed by the district administration has gone up by nearly 30% in the past few weeks.

The assessment is being done to compensate the residents of Tower D, who have been declared unfit to live in IIT studies. The developer had initially offered Rs 5,500 per sq ft, saying it was based on the rate prevailing in the area. But the rate and subsequent evaluation by the district administration team has been rejected by the residents.

In his letter to the Deputy Commissioner Nishant Yadav, Chintels India repeatedly termed the assessment as “unrealistic”.

The developer pointed out that the repeated rejection of the rate by the residents and the subsequent evaluation are only delaying the process of compensation.

“As per the instructions of the district administration, we have offered to shift all the residents of Towers E, F, G and H to temporary accommodation at our own cost, but only a few have accepted. Chintels said it should not be held responsible for any untoward incident in future as it has asked residents to move out of the towers several times. Members of Paradiso RWA, however, said that re-evaluation had to be done as the assessees had not included important components like stamp duty, appreciation and several other aspects. RWA president Rakesh Hooda said, “We take strong objection to the developer’s letter and request the DC to dismiss it at the earliest. There should be a fresh direction for the reconstruction of Paradiso and rehabilitation of the residents, unless Newly constructed flats are not handed over to the owners.”

Yadav said residents should go to court if they are not satisfied with the assessment. “The re-evaluation was done as some components were not included. Now, this was the final evaluation. The report will be shared with the concerned parties. If the residents are still not satisfied, they can approach the court.”
