Society in Ahmedabad approaches original builders for redevelopment work

Ahmedabad: Many of the city’s trusted, veteran builders are now redeveloping their old plans after decades.

Old societies looking for redevelopment are also contacting the makers of the plans.

Decade-old developer groups such as Buckeye, Synthesis and Ami Nigam Some proposals for redevelopment have been received from their old societies.

While some projects have been finalised, talks are on for some others. Ahmedabad has been witnessing a surge in redevelopment deals over the past few years, but the conversion ratio is very low. In such situations, residents evaluate all available options, including redeveloping the plan by the original builder. Ajay Patel, Director synthesis groupSaid, “Our group developed Suresha Apartments near Ishwar Bhuvan four decades ago.

There are 46 apartments in the society with a plot size of approximately 5,000 square yards. Residents recently contacted us and now we are redeveloping our own project. Nearly 90% of the residents are the original buyers to whom these apartments were sold.

Their next generations are speaking and we are now the second generation. We will be building 97 4-BHK apartments as part of the redevelopment.”

Similarly, Bakery Group Recently finalized the redevelopment of its old society in Ramdevnagar.

Pawan Bakeri, director of the Bakeri Group, said, “We built the society 33 years ago. We received a proposal from the residents of the society for the redevelopment project. Around 80% of the residents are the original buyers. They insisted that we keep our . Redevelopment work out. We will start the project soon.”

Also, Amy Corporation, which has developed around 60 projects in the last five decades, is close to finalizing two redevelopment deals of its own projects. “We are in the final stages of redevelopment deals for our two old apartment projects, which were built almost three decades ago. One project is located in Paldi while the other is in Gurukul. “Project takers are more comfortable with the original developer,” said Dhruv Patel, director, Ameer Corporation.

A property consultant said, “Trust and quality are the main factors in any redevelopment project and hence, older societies usually approach the original developers for a change. However, many of the older developers are no longer active and some are no longer in the redevelopment space.” But don’t work.”
