Mumbai: in front of BMC elections, the Shinde-Fadnavis government in the state will soon issue a notification that will pave the way for redevelopment MHADAof 388 renovated buildings which are more than 30 years old, with additional incentives to fast-track their redevelopment. Most of these buildings located in South Mumbai are in a dilapidated condition. About 30,000 to 40,000 residents live in these buildings.
Officials said the Shinde-Fadnavis government has been given in-principle approval for redevelopment of these old buildings under Section 33(7) of the Act. development control regulation (DCR) with Floor Space Index (FSI) of 3 or minimum additional incentive FSI of 78%.
“Earlier, only 66 rehabilitated buildings of MHADA were redeveloped with additional incentives under the Prime Minister’s Grant Project (PMGP). Now the remaining 388 buildings in South Mumbai will get these additional benefits. These are buildings that were reconstructed in the past but now need to be demolished and redeveloped,” said an official.
The state government’s decision is being seen as a move to woo voters ahead of the BMC elections to be held early next year. Upkar Bhawan is a building which pays cess or tax which is actually a repair fund for MHADA.
“The government is positive about redevelopment of buildings by amending section 33(24) of the DCR and implementing all the benefits of section 33(7). A decision will be taken within a week. This will provide relief to thousands of people living in old and dilapidated buildings. With this decision, the residents living in houses of 160/225 sq. feet area will fulfill their dream of getting a new house of 400 sq. feet.
“Suggestions and objections were invited and said proposal was submitted by MHADA to the government. Many of the more than 14,000 old and dilapidated buildings in the city have been reconstructed by MHADA. This has increased the cost of maintenance of buildings. There was a demand for redevelopment of these buildings. Developers were not coming forward for redevelopment of buildings as sufficient FSI was not available for redevelopment of these buildings. But soon a concrete decision will be taken. A notification is expected to be issued by next week,” said an official.
