Chandigarh: After more than 14 years, the UT administration is once again considering to bring land use change policy for industrial area.
Groundwork has begun for the policy, which, if implemented, would allow land use to be changed from industrial to commercial,
UT Consultant Dharam Pal Said, “There has been a strong and persistent demand from various quarters for a conversion policy allowing commercial activity in the industrial sector. I have directed officials to initiate work on the policy and examine various aspects including its feasibility.”
The administration is also examining the changes that would need to be made in the Chandigarh Master Plan (CMP) – 2031. The CMP was notified in 2015 before the original modification of the Land Use Policy was notified. Now, any new conversion policy would require a change in the CMP.
“We are examining the competent authority (UT Administration/MHA/Parliament) who can authorize such changes in the master plan. The conversion policy plan will require permission from the MHA (Ministry of Home Affairs),” Pal said. Told. 
Under the policy of the year 2005, commercial activity could be started in industrial plots by changing the land use or by paying the conversion fee for new construction as per the guidelines of architectural control.
Commercial activity largely reflects the tertiary sector and includes shops, offices, banks, hotels, restaurants and training institutes. Residential use and red category businesses notified by the Environment Department were not permitted, with the exception of hospitals and nursing homes. Conversion of an industrial plot into a multiplex, marriage palace or banquet hall is permitted only if the area of the plot is 1 acre or more.
