Roche Information Solutions IndiaThe healthcare digital arm of the global pharmaceutical major will pay a rental of over ₹210 crore during the long-term lease of 9 years.
“The transaction has been finalized and both the parties have agreed on the lease terms. The deal is likely to be registered in the next few days,” said one of the people mentioned above.
The commercial project 45Icon is owned by Raviraj Abhinandan Developers along with Brookfield Properties.
The project with a leasable area of approximately 4 lakh sq ft is built on a plot size of over 3.34 acres.
In addition to Roche, the commercial tower counts US-based fixed wireless access solutions provider Tarana Wireless and cloud consulting and outsourcing company Infobeans CloudTech as its major tenants.
Last year, Roche Pharma announced setting up its second data analytics center in Hyderabad, the second such facility in India.

Roche is harnessing the power of data analytics and workflow integration to drive insights that help laboratories improve patient care with more efficient management of data.
As one of the largest investors in Indian real estate, Brookfield has over 50 million sq ft in the country across major gateway Indian cities.
Separate email queries sent by ET to Roche went unanswered at the time of writing, while Brookfield Properties declined to comment on the story.
The commercial office segment, which was hit hard by the pandemic, has seen a strong pickup in demand in the last 3-4 quarters due to strong economic growth, increase in hiring and employees returning to office for work.
The office space segment has been witnessing a steady rise in deal activity so far, despite forecasts of a slowdown in the western markets and its likely impact on Indian commercial real estate.
