Mumbai: A housing society which shall pass a resolution for self-redevelopment by a majority vote and apply for deemed transport Or the ownership of the land on which it is situated will be given within a month, a government resolution said.
No decision on the application, as per the earlier resolution deemed transport To be done within six months from the date of application.
Now, the GR suggests that the competent authority like the District Deputy Registrar of Co-operative Societies (DDR) must issue a notice to the landowner or builder immediately after the proposal and application is submitted by the housing society.
Sources said the DDR or the competent authority would immediately call the builder or landowner for a hearing and decide whether to release deemed conveyance or title of the land to the housing society after holding the hearing every week.
Maharashtra Society Welfare Association President Ramesh Prabhu said that out of 40,000 housing societies Mumbai city, about 10,000 societies are 30 years old and want to move redevelopment,
In the metropolitan area beyond the city of Mumbai, which includes ThaneKalyan-Dombivili, Navi MumbaiAnother 10,000 societies in Raigarh, Ulhasnagar, Bhiwandi and other municipal corporations that had buildings that are 30 years old want to go for redevelopment.
Meanwhile, sources said the government will not insist on full-proof submission of documents if the societies do not make any deficiencies while applying for deemed conveyance. Also, the stamp duty to be collected from each flat owner in the society will be a nominal Rs 100.
Presently there are many societies whose land is with the builder, even after two to three decades all the flats have been sold.
There are approximately 75,000 to 80,000 housing societies spread across Mumbai in the Mumbai Metro area including the city, Thane, Palghar and Raigad. In the absence of deemed conveyance, the land ownership of the housing societies is still in the hands of the builders, who rent out terraces to cell towers and advertising companies, apart from selling or using parking, TDR and FSI to earn money.
