Pune: The Pune Municipal CorporationThere are not many takers for tenancy certificates among the residents of the city’s wadas.
Only around 400 tenants living in the wada have opted for the certificate. Doubts on its usefulness, legal value and the fear of losing their rights after leaving dilapidated wadas have kept many away from applying for the certificate. Officials estimate that around 800 tenants have not opted for the certificate.
PMC It started issuing these certificates to tenants about 7 years ago to resolve legal battles between owners and occupants. Many tenants did not vacate the wads declared unsafe for fear of losing their “rights” over these properties.
“The civic administration is exploring other options like giving additional floor space index (FSI) for redevelopment of wards. If the wada is being redeveloped immediately it can be used to accommodate tenants as owners. But if it is not going to be redeveloped immediately, then the tenancy certificate will help in ensuring tenancy rights.” Praveen Shendea senior official of PMCBuilding Permits Department.
According to legal experts, the grounds and circumstances in which the certificates have been allotted will play a vital role in proving their significance.
