Pune: Members of housing societies, which are built on collector or leasehold land, want the premium charge to be reduced from 15% to 5% of the ready reckoner (RR) rate to convert the land into freehold status.
This demand was placed in the state level meeting of the State Cooperative Council on Sunday. The meeting was in the presence of the Chief Minister, Deputy CM and Revenue Minister.

Later it was reduced to 15%. But it needs further reduction. Then more housing societies will come forward,” he said.
A member of a housing society said, “Most of these housing societies are in a dilapidated condition and are in urgent need of redevelopment. But the high premium makes redevelopment unviable.”
President of Maharashtra Society Welfare Association Ramesh Prabhu said that in societies that do not opt for conversion to freehold, flat owners face challenges during resale and redevelopment.
“At present, NOC is required from the collector for every flat resale. It is a time-consuming process even after payment of transfer fee. During redevelopment also, the society needs to pay 15% of the RR value for NOC. land as a premium. It takes more than a year to get NOC from the collector. Also, the additional cost of liaison and professional fees has to be borne,” he said. He said that the GR passed on March 9, 2019 is discriminatory Nagpur Fee only 5%.
He suggested that the collector should receive an application for conversion from class II to freehold and a premium of 5% should be collected from the developer appointed by the society for redevelopment.
