Link payment plan for construction to Mahira Homes, says ET Real Estate, town planner

Gurugram: The Senior Town Planner (STP) has written to the Director General, Department of Town and Country Planning (DTCP), to revise the payment plan of an affordable project in Sector 104. STP sanjeev mann has recommended that payment be linked to construction progress rather than time-frames.

In a letter sent to Director General TL Satyaprakash earlier this week, Mann said: “Affordable housing group is being developed to house a large number of homebuyers. Mahira Group Visited DTCP office at Sector 104 and submitted representation that the project land is not free from litigation as claimed by the developer at the time of grant of license.

The buyers also alleged that the builder has not made any concrete progress regarding the construction at the site since one year.

“He requested that the payment plan for the project be linked to the construction, as there cannot be two types of payment plan for one project. The allottees of the second draw have been covered under the construction linked payment plan while the allottees of the first draw have been covered under the time bound payment plan. In view of the poor progress of construction at the site and apprehension that the builder is not inclined to complete the projects in time, it is proposed to implement the construction linked plan for the entire project in the interest of the public,” the STP said. said in his letter.

He further said that other allegations raised by the home buyers should be taken up at the directorate level.

Mahira Group declined to comment on the development.

Last year, homebuyers of four affordable housing projects of the Mahira Group met DTCP officials, demanding immediate withdrawal of the department’s order allowing the developer to borrow and take money from them.

In July 2022, the then director of the DTCP had issued an order withdrawing the blacklisting of the developer firms – Caesar Buildwell and Mahira Buildtech – but asked the developer to comply with the construction plans in 104, 103, 95 and 63A of all these projects. and not to demand any additional installment till the construction is completed to the satisfaction of the Senior Town Planner at the site proportionate to the payment already received by him.

On 26 August, the director issued another order allowing the developer to collect the money as per the original plan, which was time-based and not linked to construction.
