Lucknow: All private developers, who take up commercial, residential or any other projects, will soon have to mention the age of their project while submitting building plans.

Getting approval for a strategy to ensure proper structural safety of buildings with four or more storeys will be an important agenda of the LDA board meeting to be held on April 10.
The authority will also empanel a group of experts who will certify whether the buildings are structurally safe at regular intervals after the plans are approved and the shelf life mentioned in the building plan is over. After the approval of the board, the authority will present the proposal to the government.
LDA vice-chairman Indramani Tripathi said, “The first audit will be conducted after a period of five years after the completion of the building. Thereafter audit will be done at regular intervals and the concerned developer or association of unit owners maintaining the property will be liable to bear the cost of repairs.
The process has been developed for residential, commercial and all other types of properties that have four or more floors.
The LDA has so far approved 1,050 buildings (all categories) that are at least four storeys high. The count of illegally constructed buildings and structures is not known.
LDA believes that this move will improve the quality of construction in the real estate sector.
