Gurugram: The district administration has decided to start the second phase of structural audit residential The decision has been taken after a meeting held on Saturday between RWAs, developers and auditing agencies at the Mini Secretariat under the chairmanship of the Deputy Commissioner to resolve the issues raised in the first phase.
The administration has also sought suggestions from the residents of the 15 societies covered during the first phase. Deputy commissioner Nishant Yadav Said that further action on necessary repairs or changes will be decided on the basis of suggestions.
“The first phase, in which the structural integrity audit of 15 housing societies in the licensed areas was audited, has been completed. The residents of these societies will be able to give their suggestions through their RWAs and only after their consent the next step will be taken. Also, it was also decided that the second phase would start from next month.
During the meeting, the process adopted by the audit firms and the scope of audit were discussed with the RWAs. The administration also directed audit firms to identify structures that do not pose any threat to safety but have room for improvement or repair.
The agencies were directed to take care of such issues after residents pointed out several minor points including water leakage.
In the meeting, the residents complained that some developers were getting structural tests done on their own. On this, Yadav said that the developer is free to conduct any kind of test, but only the report of the test done under the agency and the procedure laid down by the district administration will be valid.
Stating that transparency is an important aspect in the process, Yadav said, “Builders will not be allowed to interfere in the work of the four agencies nominated by the administration for structural audit. Will be done through administration.
The district administration had prepared a list of 60 projects with poor construction quality and structural defects for audit based on complaints received from home buyers during the last two years. These complaints were divided into moderate, severe and severe categories. Most of these residential societies are located along the Dwarka Expressway and the Southern Peripheral Road.
Meanwhile, Additional Deputy Commissioner Vishram Kumar Meena said that the audit reports of towers D, E and F of Chintel Paradiso have arrived, which have been declared unsafe. “At present, the audit of all the towers is being expedited and is expected to be completed in the next two months. Further decision will be taken after the reports of all the nine towers are received.
He said that after the evaluation report of the flats, re-evaluation has been done by an independent agency based on the objections and suggestions raised by the residents. “Technical deficiencies were also noted in the evaluation. The appraisal report has been shared with the builder and residents and we are working towards a quick solution, Meena said.
