Mumbai: in a shed Worli The luxury tower has been sold to an industrialist for Rs 240 crore, in what is probably India’s costliest apartment deal.
TOI has learned that BK GoenkaPresident of Welspun Grouphas bought into Triplex (through a group company) three sixty westA luxury project at Annie Besant Road, Worli.
According to market sources, the penthouse is on the 63rd, 64th and 65th floors of Tower B.
The penthouse is spread over 30,000 sq ft. To put this in perspective, the penthouse is 100 times the size of the free 300-square-foot house given to a slum family under the government’s slum rehabilitation scheme. Sources said the transaction was registered on Wednesday and the buyer is planning to live in the penthouse.
“This is the costliest apartment ever sold in India,” said Pankaj Kapur, founder and MD of real estate rating and research firm Liaises Foras.
‘More ultra-luxe flats likely to go on sale in next two months’
While businessman BK Goenka bought a penthouse in Worli’s Three Sixty West project for Rs 240 crore, Pankaj Kapur, founder and MD of real estate rating firm Liaisons Foras, said we may soon see more such mega deals.
“We expect more deals in the ultra-luxury segment in the next two months as from April 2023, capital gains that can be invested under section 54 have been capped at Rs 10 crore. Hence, above Rs 10 crore Any capital gains will automatically be taxed (as applicable), Kapoor said.
Another penthouse in the adjacent wing of the tower has been bought by builder Vikas Oberoi for Rs 240 crore. Interestingly, Oberoi himself developed this property in partnership with businessman/builder Sudhakar Shetty. Oberoi is believed to have bought the penthouse in his project through one of his companies, RS Estates Pvt Ltd.
Meanwhile, Oberoi’s Oberoi Realty has bought out Oasis Realty, the partnership firm that developed the property. Oasis is a joint venture between Sudhakar Shetty’s Sahana and Oberoi Realty.
Last week, Oberoi Realty informed the stock exchanges (BSE and NSE) that it has bought/acquired Three Sixty West for Rs 4,000 crore. Oberoi Realty said it bought 5.25 lakh sq ft of the project, comprising 63 apartments.
