Mumbai: The BMC Will pay Rs 473 crore for 58 acres of land owned by Airport Authority of India CurdPaving the way for redevelopment of buildings and slums from Andheri, Juhu to Dahisar. 58 acres will be developed as a park/garden, which will be the largest in the suburbs.
Municipal commissioner and administrator IS Chahal said that the height restriction due to high transmission towers in Dahisar would allow the buildings to go up to 25 meters and make them financially viable. “By paying Rs 473 crore, the BMC will pave the way for the redevelopment of thousands of buildings, which will fetch the civic body a premium of at least Rs 50,000 crore,” he added.
in a letter on Thursday AAI Chairman Sanjeev Kumar, Chahal said, “At present, high frequency communication equipment has been installed by AAI on its land at Andheri West, Juhu and the referred land. Based on the civil aviation notification published in December 2020, height restrictions have been created have been installed in and around the installed location of these high frequency communication equipment. Due to these restrictions, the building height of many redevelopment, slum rehabilitation projects is being reduced, thereby hindering their commercial viability.”
In 2017, the Union Cabinet had approved the use of the land for a metro car shed and it was to be swapped with state government land at Gorai. However, AAI pointed out that the ready reckoner rate for the Gorai land was lower than that for Dahisar and sought advance payment of the difference. Earlier, the Mumbai Metropolitan Region Development Authority (MMRDA) which is executing most of the metro projects in Mumbai and MMR accepted the payment.
Chahal said, “The state government scrapped the Metro car shed at Dahisar in 2018-19 as it was decided to build it at Aarey or Kanjurmarg. After that no decision was taken on the land.”
The state urban development department had last week directed the BMC to take over the land from the AAI. In return, AAI will be offered 40 acres of government land at Gorai and the difference in price, which amounts to Rs 473 crore, will be paid by the BMC.
Chahal said that the biggest park/garden in the suburbs is in 5-7 acres. “There is no such thing as Azad Maidan or Oval Maidan and there is often a complaint that the suburbs are being treated step-motherly. Second, high-frequency radars are for inter-continental flights and Gorai Bhoomi is a hill where transmission towers can Install,” he said.
He then proposed the government to give the land to BMC which it would develop as a park/garden.
