Bangalore: Despite repeated land scams being busted by police and media, gullible people are losing their hard earned money which they had invested to make their dream home a reality. The victims have to go from door to door for justice, while the concerned authorities remain indifferent and no one is punished.
The latest land scam is that the owner of a layout (Lakshmi Layout) is accused of selling the entire layout to one buyer after selling individual residential sites in the layout to other buyers more than a decade ago. Some of the people who bought sites there have sold it to other buyers in 2015 and 2021.
The hapless buyers (who recently bought the sites) came to know that the entire layout has been sold in April 2022 to Kanaka Krishna Reddy and Sunilkumar K. Hallelujah, jigni hobli Of a long time in Bangalore Rural.
“The layout was built in a low-lying area. I bought a 40×65 sq ft site from Tilak Nagar Gunasekhar on 26 October 2015 for Rs 13 lakhs. Gunasekhar bought the site from Nagaraj’s wife Bhagyalakshmi on April 29, 2015, for Rs 4,90,000. I am paying property tax and have fenced the site. I and others who bought the site visited the layout on Nov 10, 2022 at 10 am. We found that the barricade has been removed and Nagraj and others are present at the spot. When enquired, Kanak and Sunilkumar told us that they had bought the land from Nagaraj’s wife Bhagyalakshmi,” said S Parthasarathy, one of the site owners.
According to documents available with Bengaluru Mirror, the victims contacted Bannerghatta The police filed a complaint against Kanaka Krishna Reddy, Sunilkumar K, Bhagyalakshmi and N Nagaraj on November 10, 2022, but the police refused to register a First Information Report (FIR) as the complaint was of a civil nature. Later, Parthasarathy, one of the victims, filed a petition before the Principal Civil Judge and JMFC, Anekal, seeking a direction to the police to register an FIR against the accused persons.
On 3 February 2022, the judge directed the Police Inspector of Bannerghatta Police Station to register a case against the accused. The judge also passed an interim order of temporary injunction restraining the defendants, or their agents, servants or any person acting on their behalf, from interfering with the peaceful possession and enjoyment of the suit schedule property till the disposal of the suit.
The Bannerghatta police finally registered an FIR (00) on April 3, 2023 against Bhagyalakshmi, Nagaraju, Kanaka Krishna and Sunilkumar under sections 384 (extortion), 406 (criminal breach of trust), 420 (cheating), 447 (criminal trespass), 465 (forgery), 468 (forgery for the purpose of cheating) against Bhagyalakshmi, Nagaraju, Kanaka Krishna and Sunilkumar. 67/2023) was registered. ), 471 (forged document), and 506B (criminal intimidation) of the Indian Penal Code (IPC) 1860.
Meanwhile, the victims have urged the Bannerghatta police to take action against the accused. “I have known Nagraj for many years. My son Terence purchased the site on December 27, 2021 from the children of Arpuda Marie. Arpuda bought the site from Nagaraj’s wife Bhagyalakshmi on February 18, 2010. I was shocked to know that the entire layout was sold in April 2022. Nagraj told me in the presence of the police that he did not know who I was,” Lawrence said.
Arpuda Mary’s daughter Radha R told Bangalore Mirror that it was true that her mother had bought the site from Bhagyalakshmi.
When informed, Sunilkumar K, who bought the land along with Kanak Krishna, said that he has not received any notice from the Bannerghatta police station. Sunilkumar said, “You can contact Nagraj for more information.”
Sukesh Raju, son of N Nagaraj and Bhayalakshmi, told BM that his father was out of town. “We have nothing to do with the complainants as we did not sell sites to them. We sold sites to buyers over a decade ago. What was he doing all these years?” Sukesh Raju asked.
Confirming the receipt of the notice from Bannerghatta police station, Sukesh Raju said that a matter related to the layout is pending in the court. “The problem with the complainants is that they are expecting a huge amount from us,” he said.
When contacted, Bannerghatta Police Inspector Uma Mahesh said notices have been issued to Bhagyalakshmi, Nagaraj N and others in this regard.
Frustrated with the delay in action by the police, the victims wrote a letter to the Superintendent of Police, Bengaluru Rural District, on June 20, 2023, requesting a direction to the Bannerghatta Police Inspector. The Superintendent of Police immediately directed the Bannerghatta Police Inspector to investigate the complaint. “I have already directed the police inspector after receiving complaints from the victims. The SP said, “I will look into the matter.”
